AKIYAZ was born from a simple observation: Japan is full of extraordinary properties and places that most people - even locals - never discover. Hidden kominka in mountain villages, modernist villas on volcanic coastlines, machiya in quiet corners of Kyoto. I'm Matt Ketchum, a Tokyo-based founder building AKIYAZ as a solo operation - with a network of licensed brokers and regional specialists I trust across the country.
The story
I started by traveling Japan's countryside - not as a tourist, but as a seeker. Knocking on doors, visiting village offices, talking to local craftspeople and retired farmers. I found places that were falling into disrepair, waiting for someone who would give them a second life.
What began as a personal passion became a mission: connect people around the world with Japan's most remarkable spaces, and give them the knowledge to actually enjoy them. Buying a property is just the beginning - understanding the culture, the seasons, the neighbors, the local festivals - that's where life really starts.
Today AKIYAZ operates across all of Japan's regions. I curate properties, advise on renovations and lifestyle, and build bridges between clients and the communities they join - partnering with licensed brokers and regional specialists wherever the deal needs them.

We'd rather show you 5 perfect properties than 500 mediocre ones. Every listing has been personally visited and vetted by our team.
Place matters
A property is only as good as the life you can build around it. We study regions deeply - climate, culture, access, community - so you know what you're stepping into.
Beyond the transaction
We stay with our clients long after the paperwork is signed - helping with renovations, local introductions, and seasonal advice.
Preservation through use
Many of Japan's most beautiful buildings are disappearing. By finding new owners who care, we help preserve architectural heritage for the next generation.
